Priced Out of the Market? A Condo or Townhome Could Be Your Way In

Front View of Gallery Park Condos in Ann Arbor

Today’s home prices have a lot of buyers, especially first-time buyers, wondering if there’s even anything out there that’s in their budget. But owning a home may be more within reach than you think. Sometimes, it just means considering a different type of home.

Condos and townhomes can be a great way to buy without stretching every last dollar. And right now, two things make them worth a serious look.

There Are More Condos and Townhomes To Choose From

Maybe you feel like there’s just nothing out there for you, and you’ve exhausted all your options. But have you considered condos or townhomes? A lot of buyers start by looking for a single-family, detached home without even realizing what that search omits from their pool of choices.

According to HousingWire Data, nationally there were 233,030 condos and townhomes for sale this June. That’s more than any June in at least the past decade, and more than double the number available back in 2022 (see graph below):

a graph of blue bars

That means there are more options out there in this segment of the market, and that’s especially good news for first-time buyers. These types of homes can be a great way to break into the market for less.

Just remember, that’s the national number. What’s available will depend on where you’re looking. But generally speaking, more options means less competition, more time to decide, and more room to negotiate.

What’s Happening with Ann Arbor Condos

Good news if you’re shopping for a condo in Ann Arbor: the market is opening up in your favor. Through the end of July, new listings climbed to 594 in 2026 from 563 last year, giving you more choices to explore. At the same time, pending sales eased to 343 (down from 389) and closed sales dipped to 345 (from 359), while homes now sit for 49 days on average versus just 29 a year ago. With median prices sliding slightly to $335,000 from $340,000, this shift toward more supply and a calmer pace means you have room to compare options, negotiate with confidence, and lean on expert guidance to find the right fit.

They Also Tend To Cost Less Than Single-Family Homes

Price is the other big draw. According to the National Association of Realtors (NAR), the median condo price was $380,000 in June. In contrast, the median single-family home price was $446,400 (see graph below):

a graph of a chart

That’s a difference of more than $66,000.

A big reason why? Condos are usually smaller than single-family homes. And smaller homes can come with smaller price tags.

And if you don’t need all that extra space, that lower entry price could be exactly what gets you through the door.

What’s Happening with Condos vs. Homes in Ann Arbor

Here’s where the numbers get exciting for anyone eyeing an entry into the Ann Arbor market: through July 2026, the median home sold for $586,500 while the median condo came in at $335,000, a gap of over $250,000. That difference carries into averages too, with homes at $678,466 versus $448,299 for condos. Even a year ago, Ann Arbor condos began experiencing more price reductions. For you, this means a condo can be a smart, more accessible way to plant roots in a neighborhood you love, without stretching your budget to single-family territory. With expert Realtor guidance and clear market insights on your side, you can turn that price advantage into a vibrant, low-maintenance lifestyle right where you want to be.

Condo or Townhome? How They’re Different.

For buyers who feel priced out of the market, a condo or townhome could be a way in. But there are some things to know. Before you start checking out homes, it’s good to understand how these two compare to each other, and to a single-family home.

  • With a single-family detached home, you own the house and the land it sits on, and you don’t share any walls with neighbors. That means the most space and privacy. But it also usually comes with a higher tag, and all the maintenance is on you.
  • With a townhome, typically you own the building you live in and the lot it sits on. They’re usually multi-level, so you get more space, and you share two walls at most. You’ll also have more say over how your home looks and how repairs get done, but more of that upkeep falls on you.
  • With a condo, you own just the inside of your unit and may have access to community features like a pool or gym. The building and shared space belong to everyone who lives there, which means you have less maintenance responsibilities. But you’ll also likely have more neighbors around you, less control over building decisions, and higher HOA fees since the HOA handles the exterior and common areas.

Condos Could Be a Win for Today’s Buyers

Condos Could Be a Win for Today’s Buyers

Front View of Gallery Park Condos in Ann Arbor

Not every homebuyer wants the biggest house on the block. Some want something simpler, more affordable, and easier to maintain, especially in a market where every dollar counts. That’s where condos come in.

For first-time buyers, they can be a smart way to get into homeownership without stretching your budget. For downsizers, they offer less space to maintain, with the flexibility to stay in a great location.

And right now, condos are one of the most buyer-friendly parts of the market.

Condo Inventory Is Up, And That Means More Choice

According to the National Association of Realtors (NAR), there are 194,000 condos for sale right now. That’s the second highest amount we’ve seen in the last three years (see graph below):

a graph of blue lines with white text

Just remember, this is the national figure. The exact number is going to vary based on where you’re looking to buy. But, generally speaking, you have more options and less competition. In Ann Arbor right now, there are 140 condos for sale ranging in price from $174,900-$2,950,000 with a median price of $399,950, and an average of 85 days on the market. 25 of these units are new construction that range from $501,863-$2,858,000. If you’re looking for a good value, an existing condo in Ann Arbor is your best bet. See all Ann Arbor Condos currently for sale

You’re not stuck waiting for something to pop up or rushing into an offer just to beat someone else to it. You’ve got plenty to choose from. And if you’re particular about layout, location, or amenities, this is your chance to be selective. See Ann Arbor complex details

That’s a big shift from the market frenzy of just a few years ago. Compared to early 2022, we’ve got nearly double the condos available now. That gives you more breathing room to find the right fit.

Prices Are Cooling, and Buyers Hold More Negotiating Power

And since there are more for sale, many sellers are more open to negotiating right now. So, you may be able to get a better price. As Redfin explains:

“. . . condo buyers in many cities may be able to find sellers who are willing to give concessions and/or sell for less than their asking price.”

Condo prices are starting to ease in many markets. According to Intercontinental Exchange (ICE), condo prices dipped 1.3% in June compared to last year. And over half of the top 100 U.S. metros saw condo prices drop slightly year-over-year. Ann Arbor has seen a drop of 3.3% in the median price year-to-date and 1.5% decrease in the average sales price.

Data from Redfin shows what the recent dip in prices looks like (see graph below):

a graph showing the price of a sales increaseThat doesn’t just help with affordability, it also shifts the power dynamic. Condo buyers in many markets are now in a position to negotiate on price and ask for concessions, like help with closing costs.

Bottom Line

Condos aren’t just a fallback option. In today’s market, they’re one of the most strategic ways to buy. With more options, softening prices, and more room to negotiate, now could be the right time to make your move.

The Top 5 Things That Could Make or Break Your Offer This Summer

Summer is one of the busiest times of year for the real estate market—and for good reason! The weather is ideal, school’s out, and buyers are eager to settle into a new place before fall. But with so many people actively searching, it’s important to make sure your offer stands out in a competitive crowd.

Whether you’re a first-time buyer or returning to the market, these five factors could make all the difference between landing your dream home or missing out.

1. Your Pre-Approval Letter

Make it: Before you start touring homes, get pre-approved by a reputable lender. A pre-approval letter shows sellers you’re a serious buyer with financing already lined up—and that you’re ready to move quickly.

Break it: Submitting an offer without pre-approval could cause sellers to move on to the next buyer. In a fast-paced summer market, hesitation can cost you.

2. Your Offer Price

Make it: In a competitive market, coming in with a strong offer—especially if the home is newly listed—can put you ahead. Your agent will help you analyze the local market and determine the right price strategy.

Break it: Going in too low might save you money in theory, but in practice, it could knock you out of the running entirely. Sellers are often looking for clean, fair offers with minimal back-and-forth.

Real estate agent to buy house and land are delivering house to customer after agreeing to make a home purchase agreement.

3. Contingencies (or Lack Thereof)

Make it: While some contingencies (like inspections) are important for protecting yourself, keeping your offer clean and simple can be a major advantage. Waiving minor contingencies—or offering flexibility on closing timelines—can appeal to sellers.

Break it: Too many contingencies can complicate the process and make your offer feel risky. In a multiple-offer situation, sellers may lean toward buyers with fewer strings attached.

4. Your Earnest Money Deposit

Make it: A larger earnest money deposit (aka “good faith” deposit) shows that you’re committed to the purchase. It gives the seller confidence that you’re not likely to walk away without cause.

Break it: A low deposit might make your offer seem shaky or non-serious, especially if others are putting more on the table.

Young married couple make deal, buy new house and exchange handshake with relator. Happy man and woman standing in modern light spacious light living room and shaking hands with real estate agent

5. Your Flexibility and Timeline

Make it: Being flexible with your move-in date or closing timeline can be a big plus for sellers, especially if they’re also buying a home or juggling a tight schedule. The fewer logistical headaches for them, the better your offer looks.

Break it: If your timeline is rigid or includes multiple delays, it might be enough to sway the seller toward a more flexible buyer—even if that buyer is offering a similar price.

Ready to Craft a Winning Offer?

Buying Your First Home? It’s Okay to Feel Nervous

Person nervous about buying their first home

Buying your first home or condo is exciting, but let’s be real – it can also feel overwhelming. It’s a big step, and with that comes plenty of questions. Am I making the right decision? Can I really afford this right now? Will I be able to make ends meet if I have unexpected repairs? What if I lose my job?

Here’s the thing: every first-time homebuyer has these thoughts.

The homebuying process has always been a mix of excitement and nerves, and that’s completely normal. Here’s some information that can give you a bit of perspective, so you don’t have these concerns.

Focus on What You Can Control

Since homeownership is new to you, you’re probably feeling like it’s hard to know what to budget for. And that can be a bit scary. You’ll have the mortgage, home insurance, and maintenance to think about – maybe even lawn care or homeowner’s association (HOA) fees. It’s easy to let the dollar signs be overwhelming. As Zillow says:

“Buying a house is a big decision, and you might feel confused and indecisive as you assess your current financial situation and try to work through whether or not the timing is right. Making big life choices might come with some self-doubt, but crunching the numbers and thinking about what you want your life to look like will help guide you down the right path.”

The important thing is to focus on what you can control. By partnering with a local agent and a trusted lender, you can get a clear understanding of what you can borrow for your home loan, what your monthly payment would be, and how your mortgage rate can impact it. And since that payment will likely be your biggest recurring expense, the key is to make sure the number works for you.

Don’t Stress About Repairs

The maintenance and repairs? Those can be a little bit harder to anticipate. But don’t forget you’ll get an inspection during the homebuying process to give you a better look at the condition of your future house. And with your inspection report in hand, you’ll have a good idea of what needs work. This way, you can start saving up so that you’re ready if and when something breaks.

But even then, if this is something that’s still really nagging at you, talk to your agent about asking the seller to throw in a home warranty. Those can cover repairs for some of the bigger systems in the house, like the HVAC, if they break within a specific time frame. While this isn’t a huge expense for the seller, the likelihood of a seller agreeing to one depends on what’s happening in your local market and how competitive it is right now.

It’s Okay To Stretch – Just Not Too Far

And remember, chances are that money will be a little tight – at least at first. And that’s kind of to be expected. A lot of times when someone buys their first home, they cut down on things like shopping and eating out for a while until they get a better idea of how their expenses will shake out in the new home.

But if you’re crunching the numbers and you won’t have enough money left for things like gas, food, etc. – it’s a sign you’d be stretching yourself too far. The last thing you want is to take on a payment that’s too much to handle. But stretching a little? That’s different. That’s normal.

Your Job Will Probably Change – And That’s Okay

And don’t forget, you’ll likely earn more down the road, so that slight stretch now won’t seem so bad as time wears on. As you advance in your career, you’ll probably start to make more money too. So, as your paycheck grows, the payments will get easier. Renting is a short-term option – and it’s one you deserve to get out of. Buying a home is a long-term play.

And just in case you’re worried about what happens if you do lose your job, you should know there are options, like forbearance, designed to help you temporarily pause payments on your home loan due to hardship.

Bottom Line

Buying your first home or condo is a big decision, and it’s okay to feel a little nervous about it. But if you’re financially ready, don’t let fear keep you from moving forward. These emotions are normal, and great agents help their buyers get through them.

Tips for Younger Homebuyers: How To Make Your Dream a Reality

Tips for Younger Homebuyers in Today’s Real Estate Market

If you’re a member of a younger generation, like Gen Z, you may be asking the question: will I ever be able to buy a home? And chances are, you’re worried that’s not going to be in the cards with inflation, rising home prices, mortgage rates, and more seemingly stacked against you.

While there’s no arguing this housing market is challenging for first-time homebuyers, it is still achievable, especially if you have professionals on your side.

Here are some helpful tips:

1. Explore Your Options for a Down Payment

If a down payment is your #1 hurdle, you may have options to give your savings a boost. There are over 2,000 down payment assistance programs designed to make homeownership more achievable. And, that’s not the only place you may be able to get a helping hand. While it may not be an option for everyone, 49% of Gen Z homebuyers got money from loved ones that they used toward a down payment, according to LendingTree.

And chances are you won’t need to put 20% down (unless specified by your loan type or lender). So be sure to work with a trusted mortgage professional to explore your options, find out how much you’ll really need, and learn about any guidelines on getting a gift from loved ones.

2. Live with Loved Ones To Boost Your Savings

Another thing a number of Gen Z buyers are doing is ditching their rental and moving back in with friends or family. This can help cut down your housing costs so you can build your savings a whole lot faster. As Bankrate explains:

“. . . many have opted to stop renting and live with family in order to boost their savings. Thirty percent of Gen Z homebuyers move directly from their family member’s home to a home of their own, according to NAR.”

3. Cast a Broad Net for Your Search

When you’ve saved up enough, here’s how a pro will help you approach your search. Since the supply of condos and homes for sale is still low and affordability is tight, they’ll give you strategies and avenues you may not have considered to open up your pool of options.

For example, it’s usually more affordable if you consider a rural or suburban area versus an urban one. So, while the city may be livelier and more energetic, the cost of living may be reason enough to look at something further out. And if you consider smaller homes and condos or townhouses, you’ll give yourself even more ways to break into the market. As Colby Stout, Research Analyst at Bright MLS, explains:

“Being flexible on the types of home (e.g., a condo or townhome versus a single-family home) and exploring more affordable neighborhoods is important for first-time buyers.”

4. Take a Close Look at Your Wants and Needs

And lastly, an agent can help you really think about your must-have’s and nice-to-have’s. Remember, your first home doesn’t have to be your forever home. You just need to get your foot in the door to start building equity. If you want to buy, you may find making some compromises is worth it. As Chase says:

“An open-minded approach to house-hunting may be one way for Gen Z homebuyers to maintain some edge. This could mean buying in areas that are less expensive. Differentiating needs vs. wants may help in this area as well.”

An agent will help you prioritize your list of home features and find places that can deliver on the top ones. And they’ll be able to explain how equity can benefit you in the long run and make it possible to move into that dream home down the line.

Bottom Line

Real estate professionals have expertise on what’s working for other buyers like you. Lean on them for tips and advice along the way. As Directors Mortgage says, with that support you can make it happen:

“The path to homeownership may not be a straightforward one for Gen Z, but it’s undoubtedly within reach. By adopting the right strategies, like exploring down payment assistance programs and sharing living costs with relatives, you can bring your dream of owning a home closer to reality.”

Why a Condo May Be a Great Option for Your First Home

An Ann Arbor Condo is a Great First Home

Having a hard time finding a first home that’s right for you and your wallet, especially in Ann Arbor? Well, here’s a tip – think about condominiums, or condos for short.

They’re usually smaller than single-family homes, but that’s exactly why they can be easier on your budget. According to the latest data from the National Association of Realtors (NAR), condos are typically less expensive than single-family homes (see graph below):

No Caption Received

So, if you’re comfortable with a smaller space and want to buy your first home this year, adding condos to your search might be easier on your wallet.

Besides giving you more options for your home search and maybe fitting your budget better, living in a condo has many other perks. According to Rocket Mortgage:

“From community living to walkable urban areas, condos are great options for first-time home buyers and people looking to enjoy homeownership without extensive upkeep.”

Benefits of Condo Living

Let’s dive into a few of the draws of condos for first-time buyers from Bankrate:

  • They require less maintenance. Condos are great if you want to own your place but don’t want to mow the lawn, shovel snow, or fix the roof. Your real estate agent can help explain any associated fees and details for the condos you’re interested in.
  • They allow you to start building equity. When you buy a condo, you build equity and your net worth as you make your mortgage payments and as your condo’s value goes up over time.
  • They often come with added amenities. Your condo might have access to amenities like a pool, dog park, or parking. And the best part? You don’t have to take care of any of them.
  • They provide you with a sense of community. Buying a condo means you’ll be living close to other people, which is nice if you enjoy having neighbors around and making friends. Many condo communities hold fun events like barbecues and holiday parties for everyone to enjoy.

Remember, your first home doesn’t have to be the one you stay in forever. The important thing is to get your foot in the door as a homeowner so you can start to gain home equity. Later on, that equity can help you buy another place if you need something different.

Ultimately, owning and living in a condo is a lifestyle choice. And if it’s one that appeals to you, they could provide the added options you need in today’s market.

Bottom Line

How to Stop Renting and Become a First-Time Homebuyer

The First-Time Homebuyer Plan

Key Takeaways:

  • Renting doesn’t help build a future
  • Homeownership can be accessible
  • Contact your trusted local agents for more on being a first-time homebuyer

Many renters discover a universal truth—renting can often feel like it lacks long-term benefits. However, each monthly rent payment potentially reduces a landlord’s mortgage while increasing their home equity. This revelation may inspire some to transition from renters to first-time homebuyers. If you’re contemplating this life-changing decision, now is an opportune time to consider buying a home.

The appeal of escaping ever-increasing rental rates motivates many first-time condo buyers. Ready to join this progressive march towards homeownership? We are here to guide you through each step of the process. Here’s a simple guide to get you started on your homeownership journey.

Identify Your Ideal Location

map with pinpoints

Do you enjoy your current neighborhood? If you do, don’t assume that you can’t afford to buy in the same area simply because rental rates may be rising. In many cases, owning a home can be more affordable than renting, potentially allowing you to consider areas previously thought to be beyond your reach.

Once you’ve identified your preferred locales, let us know your chosen zip codes and specific preferences. We’ll compile a list of suitable properties for your personal viewing.

Examine Your Finances

Before embarking on your homeownership journey, take a comprehensive look at your financial situation. Here are some key steps:

  • Review your credit report and report any inaccuracies
  • Calculate your debts
  • Evaluate your savings and future saving capacity

Lenders consider your financial health when deciding on mortgage approval. Can you afford the mortgage payment and additional costs comfortably? Keeping a debt-to-income ratio of less than 40% is generally advisable, as it widens your opportunities.

Assemble Necessary Documents

banking statements

While reviewing your finances, gather these important documents for potential lenders:

  • W-2 and 1099 forms
  • Monthly bank statements
  • Asset statements
  • 401(k), 403(b), mutual funds, stocks, bonds, and IRAs
  • Last two tax returns
  • Landlord reference

Choose the Right Lender

Securing a lender is a crucial step that should be undertaken early in the process. A lender can accurately determine what you can afford and offer valuable advice on improving your financial profile and selecting the best mortgage plan. Some lenders also offer specific incentives for first-time homebuyers.

If you need recommendations for lenders, we can provide you with a list. Give us a call at 734-761-3060, and we’ll provide you with a list of lenders that may suit your needs.

Time Your Purchase Perfectly

handshake over first-time homebuyer purchase

Even when transitioning to homeownership, remember to fulfill the terms of your current lease. If it requires a 30-day notice of non-renewal, try to time your purchase so that your lease ends around the time you close on your new home. If the timing doesn’t align, consider discussing a month-to-month rental option with your landlord.

Embrace the Excitement of Homeownership

Stepping into the role of a first-time homebuyer is a thrilling milestone, and we’re delighted to be part of your journey. If you’ve considered buying a condo or home, now is the time to act. What Home Buyers Need to Know About Credit Scores

Credit Scores are a Big Piece of the Lending Puzzle

If you’re thinking about buying a condo or home, you should know your credit score’s a critical piece of the puzzle when it comes to qualifying for a loan. Lenders review your credit to assess your ability to make payments on time, pay back debts, and more. It’s also a factor that helps determine your mortgage rate. An article from Bankrate explains:

“Your credit score is one of the most important factors lenders consider when you apply for a mortgage. Not just to qualify for the loan itself, but for the conditions: Typically, the higher your score, the lower the interest rates and better terms you’ll qualify for.”

This means your credit score may feel even more important to your homebuying plans right now since mortgage rates are a key factor in affordability, especially today. According to the Federal Reserve Bank of New York, the median credit score in the U.S. for those taking out a mortgage is 765. But, that doesn’t mean your credit score has to be perfect. An article from Business Insider explains generally how your FICO score range can make an impact:

“. . . you don’t need a perfect credit score to buy a house. . . . Aiming to get your credit score in the ‘Good’ range (670 to 739) would be a great start towards qualifying for a mortgage. But if you’re wanting to qualify for the lowest rates, try to get your score within the ‘Very Good’ range (740 to 799).”

Working with a trusted lender’s the best way to get more information on how your credit score could factor into your home loan and the mortgage rate you’re able to get. As FICO says:

“While many lenders use credit scores like FICO Scores to help them make lending decisions, each lender has its own strategy, including the level of risk it finds acceptable. There is no single “cutoff score” used by all lenders and there are many additional factors that lenders may use to determine your actual interest rates.”

If you’re looking for ways to improve your score, Experian highlights some things you may want to focus on:

  • Your Payment History: Late payments can have a negative impact by dropping your score. Focus on making payments on time and paying any existing late charges quickly.
  • Your Debt Amount (relative to your credit limits): When it comes to your available credit amount, the less you’re using, the better. Focus on keeping this number as low as possible.
  • Credit Applications: If you’re looking to buy, don’t apply for other credit. When you apply for new credit, it could result in a hard inquiry on your credit that drops your score.

When you’re ready to start the homebuying process, a lender will be able to assess which range your score falls in and tell you more about the specifics for each loan type.

Bottom Line

With affordability challenges today, prioritizing ways you can have a positive impact on your credit score could help you get a better mortgage rate. To learn more, let’s connect today at 734-761-3060 or info@condohotline.com.

Keys to Success for First-Time Homebuyers

Keys to Success for First-Time Homebuyers

First-time homebuyers getting keys to their new home.

Buying your first home is an exciting decision and a major milestone that has the power to change your life for the better. As a first-time homebuyer, it’s a vision you can bring to life, but, as the National Association of Realtors (NAR) shares, you’ll have to overcome some factors that have made it more challenging in recent years:

“Since 2011, the share of first-time home buyers has been under the historical norm of 40% as buyers face tight inventory, rising home prices, rising rents and high student debt loads.”

That said, if you’re looking to purchase your first home, here are two things you can consider to help make your dreams a reality.

1. Save Money with First-Time Homebuyer Programs

As a first-time homeowner, the initial costs and fees can seem overwhelming and insurmountable. From securing a loan to putting together a down payment and covering closing costs, the expenses can feel like a significant obstacle to overcome.

Fortunately, there are a lot of public and private first-time homebuyer programs that can help you get a loan with little-to-no money upfront. CNET explains:

“A first-time homebuyer program can help make homeownership more affordable and accessible by offering lower mortgage rates, down payment assistance and tax incentives.”

As Bankrate says, many of these programs are offered by state and local governments:

“Many states and local governments have programs that offer down payment or closing cost assistance – either low-interest-rate loans, deferred loans or even forgivable loans (aka grants) – to people looking to buy their first house . . .”

To take advantage of these programs, contact the housing authority in your state and browse sites like Down Payment Resource.

2. The Supply of Homes for Sale Is Low, So Explore Every Possibility

In today’s real estate market, it’s a challenge for buyers to find the right home due to limited supply. However, there are ways to expand your options and increase your chances of finding a home that fits your needs. One option is to consider townhomes or condominiums, which are often more affordable than single-family homes. While they may be smaller, they still offer the opportunity to own a home and build equity. Additionally, they typically require less maintenance, which can be a major advantage. To ensure a successful home-buying experience, especially if you’re a first-time buyer, it’s wise to seek the guidance of a trusted real estate agent. They can provide valuable insights about the home buying process, help you locate suitable options in your area, and assist you in making competitive offers.
